Buyers regularly trade an extra room inside the suite for a shared one downstairs, and that only works if the shared one is usable. Visit at the hour you would actually work. Check whether the room has a door that closes, a window, power at the table and a connection that holds a video call. Ask whether the building supplies wired internet or whether you are on your own device, and look at whether the space adjoins a lobby, a gym or a corridor that never goes quiet.
Request the amenity bylaws and rules rather than the listing sheet. They set the booking window, the maximum length of a session, permitted hours, whether guests may attend and whether anyone may run a business from the space. A room bookable only a day ahead is no use for a standing weekly call. Read the recent minutes for how heavily it is used, and ask the strata whether bookings run full during working hours.
Then price the trade honestly. A shared room downstairs costs you nothing in floor area but gives you no control over availability, noise or the day it closes for renovation. A den inside your own home costs floor area and price but is always there. Ask your agent for sold comparables on both layouts in the same building, and decide which one your working week actually needs.
