Browse renovated homes for sale in Vancouver BC and compare permits, mechanical system age and comparable sales across Greater Vancouver before you offer.

Renovated homes for sale in Greater Vancouver are compared on which permits exist, how old the systems underneath them are and whether comparable sales support the premium — confirm all three before you write an offer.
A renovation is worth what it was permitted and inspected to do. Ask the listing agent for the permit numbers, the contractor and the year for anything structural, electrical, plumbing or gas, then confirm them with your municipality. Undocumented work is treated as unpermitted by lenders, insurers and inspectors alike, whatever the real estate listings say about it.
Depth varies enormously. A cosmetic refresh is paint, flooring and a counter; a full rebuild moves walls, replaces the panel, reroutes plumbing and touches the envelope. Both appear the same way on the MLS® listing. Ask what was opened up and what was simply covered over, and have your inspector look behind the newest finishes first.
Ask the age of the roof, windows, furnace or heat pump, hot water tank and perimeter drains. Houses for sale in North Vancouver, West Vancouver and the Fraser Valley often carry a new kitchen over original systems, and those systems are the expensive part. In a condo or townhouse, ask whether envelope work is complete and what amenity the monthly fee covers.
Then price it. Ask your real estate agent for recent sales of comparable renovated and untouched homes in the same neighbourhood, because a premium is only real if the buyers before you paid it. Listing data spans Greater Vancouver REALTORS®, the Fraser Valley Real Estate Board and the Chilliwack area, so keep your comparables inside the municipality you are shopping rather than across a wider search.
