Building Lot listings across Greater Vancouver sell permission as much as ground, so confirm the zoning, the servicing and the setbacks before you write an offer.
Check the Zoning on a Building Lot Before You Offer
Start at the municipal counter, not the marketing. Pull the zoning designation for the address and read what it permits by right, then read what it permits only with a rezoning or a development permit, because those are very different timelines and very different risks. Ask what the maximum floor area, the height limit and the setbacks allow once you subtract them from the parcel, since a wide frontage on a search result can shrink dramatically once the buildable envelope is drawn.
Then look at the surrounding pattern. Vacant land in Vancouver and Burnaby sits inside neighbourhoods with strong expectations, and a plan that suits a corner lot may be impossible mid-block. Ask whether the neighbourhood has a local area plan under review, because a pending change can stall a permit for a long time or open options that were not there when the land was listed.
Confirm Servicing, Soil and Access Before You Remove Subjects
Services decide the budget. Ask whether water, sewer, storm, gas and hydro already reach the property line, and what the connection charges are if they do not. Where no sewer exists you need a septic assessment and a proven field, and where the road is unmade you need to know who builds and maintains it. Get those answers in writing from the municipality rather than the real estate listings.
Physical conditions do the rest. Order a survey, ask about soil and any environmental history, and check for watercourses, steep slopes and protected trees, all of which limit where a house may sit. Confirm any easements or rights of way on title with your lawyer, and ask your mortgage professional early how a lender treats bare land in BC, because the deposit, the terms and the construction draws work differently from an ordinary purchase with a house already standing on the MLS® listing.
Frequently Asked Questions
- What should I confirm before buying a building lot?
- Zoning and what it permits by right, the buildable envelope after setbacks and height limits, servicing to the property line, soil and slope conditions, protected trees, and every easement on title. Get each answer from the municipality or your lawyer in writing during your subject period rather than from the listing description.
- Is financing a vacant lot different from financing a house?
- Yes. Lenders treat bare land as higher risk, so expect a larger down payment, different terms and a separate construction financing arrangement once you build. Speak with a mortgage professional before you make an offer so you know what you can actually complete on and how the draws will be scheduled.
- Can I always build what I want on a building lot?
- No. The zoning, the setbacks, the height limit, tree bylaws, slope and any easement all constrain the design, and some parcels need a rezoning or development permit first. Have a designer or builder sketch a rough envelope against the actual bylaw before you commit, not after subjects come off.
