Large Patio listings describe homes with outdoor space big enough to dine, lounge and entertain, from ground-floor condo terraces to townhouse yards and house patios, so check how much of it you can use and what the rules allow before you pay for the size.
Listing photos taken with a wide lens can make any patio look generous. Ask the listing agent for the dimensions and measure during your viewing. Then picture the layout: a dining table and chairs, a lounge area, a barbecue, planters and room to walk around them. A long, narrow patio feels smaller than its square footage, while a squarer space of the same size holds far more.
In a strata, confirm the patio's boundaries on the strata plan, since the paved area sometimes extends beyond the limited common property assigned to the home.
A large patio invites outdoor furniture, gas heaters, an outdoor kitchen or a hot tub, and strata bylaws often restrict all of them. Read the bylaws on barbecues, propane and natural gas heaters, planters, awnings, pergolas and hot tubs, and ask whether any existing features, such as a gas line or a fixed heater, were approved in writing. Where the patio sits over a parkade or another home, weight limits and the membrane below restrict what you can add.
More paved area means more water to shed. Check that the patio slopes away from the home, that drains are sized and clear, and that there are no signs of water entry inside. In a strata, read the minutes and depreciation report for membrane, drainage and landscaping work around ground-floor patios.
Look at the exposure too. A south or west-facing patio gets sun late into the evening and suits entertaining; a north-facing one stays cool. Check the privacy from neighbouring windows, balconies and paths, and what the bylaws allow for screening, hedges or trellises.
A large patio can add real value, especially in a condo or townhouse where outdoor space is scarce, and on the North Shore or in West Vancouver where homes with generous outdoor space are in demand. It also adds maintenance and, on the ground floor, questions about light, privacy and security inside. Compare the spacious outdoor area with the rest of the home: the bedrooms, bath count, floor plan, parking and strata fees, and compare the price with similar homes with smaller patios. Ask the owners how often they actually use the space, and in which months, since a large patio in shade is used far less than its size suggests.
For a house, a large patio is part of the lot. Look at the condition of the slab or pavers, any cracks or settling, and how it connects to the kitchen and yard. If you plan to cover it or add an outdoor kitchen, ask the municipality what permits are needed and how the setbacks apply.
