The Polygon family of companies has built homes throughout the Lower Mainland over more than four decades of homebuilding in British Columbia, from concrete high-rises and wood-frame condominiums to townhomes. That range means buildings of very different ages and construction. Ask the listing agent for the building's name, the year it was completed, and whether it is wood frame or concrete.
Many Polygon homes nestle into planned communities, such as its buildings in Wesbrook Village at UBC or its townhome projects in Surrey, Langley and Coquitlam, some with ocean views or mountain outlooks. Compare the listing with other homes in the same building and community rather than with Polygon homes elsewhere. A townhome in a newer Surrey community and a condo in a twenty-year-old Burnaby building share a builder and little else, so treat the name as a starting point for your questions rather than an answer to them.
New homes in British Columbia carry a home warranty that covers defects in materials and labour for the first years, the building envelope for longer, and the structure for longer still. Ask how much of the warranty remains on a resale home, whether any claims have been made, and how they were resolved. On an older building, the warranty will have expired and the strata's maintenance record matters more.

For concrete high-rises, look for window wall, elevator and parkade work. Ask whether the building has a rainscreen and whether it has had any water ingress or remediation.
Check the bylaws on pets, rentals and parking, and whether the strata is professionally managed. A well-built building can still suffer from a poorly run strata. Ask how long the current management company has been in place, how often the council meets, and whether owners have raised recurring complaints about noise, parking or repairs in recent minutes.

A new home comes with a full warranty and modern finishes, while a resale offers a known history and often a lower price per square foot. If you are considering a presale, read the disclosure statement carefully and ask about the deposit structure, the completion timeline and assignment rules. Buyers of a new home also have a rescission period after signing a presale contract in British Columbia, so use it to have a lawyer review the documents.
Compare the listing with similar homes from other builders in the same neighbourhood and of the same age. Builder reputation can support resale, but location, condition and the strata's finances decide most of the value. Ask your agent for recent sales in the building and nearby.
