Marina Nearby listings describe homes within reach of a marina, from harbour-side condos to waterfront houses on the Gulf Islands, so confirm how you would actually moor, store and reach a boat before you pay for the location.
Being near a marina does not mean having a slip in it. Moorage is usually separate: leased by the month or year, bought as a strata slip in some marinas, or held by a club with its own membership. Many marinas in the Lower Mainland and on Vancouver Island have waiting lists, especially for larger boats. Ask the listing agent whether any moorage is included, how it is held, and whether it transfers with the sale.
If the home is waterfront with its own dock, ask about the tenure of the water lot. A private dock on the foreshore generally requires provincial authorisation, and an unauthorised structure can be a problem for the new owner.
Owners of trailered boats need somewhere to keep them. Check whether the property or the strata allows boats and trailers on site, and where the nearest launch ramp and dry storage are. Many strata bylaws prohibit boats in driveways or visitor parking, so read them before you buy.
For a condo near the harbour, ask about storage for kayaks, paddleboards and gear, and whether the building has a secure bike or equipment room.
Each marina community has its own character. Coal Harbour and False Creek put you downtown with the boats at your door. Steveston and Ladner have working harbours and fishing history. Horseshoe Bay, Deep Cove and Port Moody offer quick access to Howe Sound and Indian Arm. On Vancouver Island, Sidney, Nanaimo and the Comox Valley have busy marinas, and the Gulf Islands and the Sunshine Coast offer quieter harbours where a boat is part of everyday life.
Visit on a summer weekend. Marinas bring activity, parking pressure, fuel smells and noise from boats and float planes, which some owners enjoy and others do not. Ask about the marina's hours, its fuel dock and whether it plans to expand.
Homes close to the water take more weather. Salt air and wind are hard on windows, railings, decks and siding, and low-lying areas can face flooding or storm surge. Ask about flood risk, insurance and any past water damage, and in a strata read the depreciation report for envelope work.
For oceanfront property, ask about the seawall or bank, erosion, and who maintains any shared beach access. For a home on an island, add the ferry schedule, the cost of getting goods and services there, and access to health care.
A home near a marina, with breathtaking harbour views, often carries a premium, and one with its own moorage or dock more still. Compare the listing with similar homes a little further from the water to see what the location adds, and treat any rare opportunity claim with the same care as any other listing: confirm the moorage, the access and the condition before you offer.
