Central Location appears on thousands of listings across Greater Vancouver, so pin down what it sits central to before you let it narrow your search.
The phrase carries no fixed meaning on an MLS® listing, so treat it as a prompt rather than a fact. Central to a SkyTrain station, to an elementary school catchment, to a grocery store and to a highway on-ramp are four different addresses, and only one of them may matter to you. Write down the destinations you travel to most and measure each one door to door before you book showings.
Distance here is measured in minutes, not kilometres. A Vancouver home two blocks from a station beats one a kilometre away with no safe crossing, and a North Vancouver address that looks close on a map can sit behind a bridge queue twice a day. Test the route at the hour you would actually travel it.
Central costs money, and the premium is not evenly spread. Condos for sale beside a station in Burnaby, houses for sale in West Vancouver above the highway, and homes for sale in Chilliwack near the town core are all marketed as central, but the number attached to that word differs by an order of magnitude. Compare each shortlist against sold prices on the same block rather than against the neighbouring municipality.
Then price the cost of being central. Arterial traffic, transit noise, restaurant exhaust and late-night foot traffic all follow the same addresses that shorten a commute. Visit on a weekday evening and again on a weekend morning, and in a condo read the strata minutes for noise and parking complaints before you remove subjects.
Confirm the parking too. Many central listings carry one stall or none, and street permits are limited. Ask the listing agent which stall belongs to the unit, and check listing data from the Fraser Valley Real Estate Board or whichever board covers the address for what comparable units include.
