Concierge staff typically greet residents and visitors, accept parcels and deliveries, manage move-in and elevator bookings, monitor security cameras and respond to alarms overnight. In some buildings they also book amenities, arrange cleaning or dog walking, and coordinate with trades. Ask the listing agent exactly what the service covers in this building and how it is staffed, whether by employees of the strata or through a contracted security company.
Visit the lobby at different times, including in the evening, to see how the desk actually operates. Ask the concierge how many staff cover each shift, how parcels are logged and stored, and how quickly they can reach a resident's floor if an alarm sounds. Their answers tell you more about the service than the listing does.
Round-the-clock staffing is one of the most expensive items in a strata budget, since it covers several full-time positions every day of the year. Ask for the budget and find the concierge or security line, and compare the strata fee with similar buildings nearby that have a daytime desk or none. Read the minutes for any discussion of reducing hours to save money, since a council facing rising costs may cut the service after you buy, and owners who bought for it have little recourse.
A staffed desk is a real deterrent and a comfort for owners who travel or live alone. It works best with good fob access control, cameras in the parkade and lobby, and a parcel room that keeps deliveries secure. Ask whether the building has had break-ins or parcel theft, and how the desk handles visitors and trades. For owners who value privacy, a well-trained concierge also controls who reaches your floor.
Look at the rest of the amenity package too: a rooftop lounge, a gym, a pool or a guest suite. Buildings with a round-the-clock desk often have several, and all of them come through the fees.
For some buyers, the concierge is essential: frequent travellers, owners who receive many deliveries, and those who want someone on hand overnight. For others, it is a cost they rarely notice. Weigh the monthly price against the service you would actually use, and remember that lenders include strata fees in your debt ratios, so higher fees reduce what you can borrow.
Request the minutes, contingency reserve fund balance and depreciation report as for any building, and look for window, envelope, elevator and parkade work. A luxury lobby and staffed desk do not guarantee a healthy reserve fund. Ask how long the current staffing contract runs and whether it has been retendered recently, since contract costs have risen across the region and a new contract can push fees up in a single year.
