Browse 41st Avenue homes for sale from Kerrisdale to Killarney and compare the block, the traffic and the zoning on each stretch before you offer.

41st Avenue listings cover homes on or near one of the longest east-west arterials in Vancouver, running from Kerrisdale across to Collingwood, so check which stretch a home is on and how busy it is before you compare prices.
The avenue changes character along its length. On the westside of Vancouver it passes through Kerrisdale village, with its shops, cafés and older low-rise apartments, and past large single family homes in Kerrisdale and Southlands. Near Cambie it reaches the Oakridge area and the Canada Line station, where major redevelopment is adding towers, shops and a large park. East of Main it continues through Sunset, Victoria-Fraserview and Killarney toward Joyce, with more modest detached homes, townhouses and newer strata buildings near the stations.
Each stretch is effectively its own neighbourhood and prices homes differently. Ask the listing agent for the sale history and sold history on the same block and neighbouring streets, and compare the listing description and property summary with similar listings nearby rather than across the whole avenue.
The avenue is a major route for cars and a busy rapid bus corridor linking the westside, Oakridge and Joyce-Collingwood station. That transit is a real benefit, and so is the traffic noise for homes fronting the road. Visit at rush hour, stand in the front rooms with the windows open, and check where the bedrooms face. A home on a side street a few doors off the avenue is usually much quieter for a similar price, and often has easier street parking.
Vancouver has directed new housing to its arterial routes and to the areas around rapid transit stations, so zoning along the avenue and near the Canada Line can allow far more than on quieter streets. That can raise a lot's value and means taller buildings may rise nearby. Ask your agent to pull the current zoning, any area plan and any applications on neighbouring lots, and check the demographics and amenity plans for the area.
For a detached home, compare the lot size, the square feet of the house, its age and whether it has a suite. For a strata home, read the minutes, budget and depreciation report, and check the strata's bylaws on pets, rentals and parking.
The avenue gives access to Kerrisdale village, the new shopping and park space around Oakridge, community centres and well-regarded schools along its length. Weigh how often you would use those against the traffic you accept by living on the route. A south-facing garden on a quieter block can combine access with calm. Families should confirm the school catchment for the specific address, since catchments change along the avenue, and check the walking distance to the nearest station, bus stop and grocery store rather than relying on the listing's description of the location.
Supply is steady rather than large, with detached homes, townhouses and condos appearing on the MLS® along the avenue. Real estate here draws buyers from across Greater Vancouver and the rest of BC, so homes on the best blocks can sell quickly, and a realty office that works the area often hears of homes before they list. Browse and compare current listings on Strawhomes, filter by property type, and shortlist only the homes whose block, traffic and zoning you have checked in person. Compare them against homes near King Edward further north or close to the Canada Line stations along Cambie.
