EV Charging on a strata listing rarely means a charger you can simply plug into, so confirm what is installed, who pays for the power and what the strata has already approved.
Ask which of three situations applies. There may be an energized outlet at the stall belonging to the unit; there may be shared chargers in visitor or common parking on a first-come basis; or the building may have only a plan and a quote. The listing field reads the same in all three cases, so ask the listing agent for specifics in writing.
Then confirm the stall itself. It has to be the stall attached to your strata lot, not one allocated by the council that can be reassigned, and the outlet has to sit on a circuit with capacity for a vehicle drawing power for hours. Have your lawyer confirm the parking designation on the strata plan during the subject period.
Electricity has to be billed to someone. Where an outlet is fed from common power, the strata needs a way to recover the cost, whether that is a submeter, a networked charger with its own account, or a flat monthly charge set by bylaw. If none of that exists, expect the arrangement to change once more owners plug in, and read the minutes for any discussion of it.
Approvals are the other half. Adding a charger to an existing stall normally needs strata approval, an electrical permit and often an electrical plan for the whole parkade, because a building has a fixed service capacity. Ask whether a readiness plan or a load management system exists, since that decides whether more owners can be added later.
Then check the money. Rebates for home and building charging are offered in British Columbia from time to time through BC Hydro and provincial programs, and eligibility depends on the equipment and on who owns it. Confirm the current terms before you rely on them, and price an installation without any rebate so that condos with nothing in place stay comparable to those with a working stall.
