Inspect Maple Cabinets Before You Price the Kitchen

Maple Cabinets appear on listings right across Greater Vancouver in two very different builds, and telling solid doors from a maple veneer changes what the kitchen is actually worth to you.

Open a door and look at the edge. A solid maple door shows continuous grain wrapping the profile; a veneered door shows a thin face laid over particleboard or plywood, with a banded edge that can chip. Neither one is a fault, but they age differently and they refinish differently. Then look past the doors at the boxes, because the carcass carries the kitchen. Plywood boxes with dowelled or dadoed joints outlast stapled particleboard, and the difference shows first under the sink where a slow leak has swollen the base.

Check the Doors, the Hinges and the Finish on Every Run

Maple takes a clear coat that ambers over time, so cabinets near a south window often read warmer than the same doors in a shaded corner. Open and close every door and drawer on the tour. Soft-close hinges and full-extension glides suggest a recent renovation; loose knobs, sagging doors and worn patches near the cooktop suggest the kitchen has been living hard. Ask the listing agent when the kitchen was last updated and whether the work was permitted, since plumbing and electrical moves usually are.

If the boxes are sound, refacing or painting keeps the layout and skips the demolition, which is the cheaper path by a wide margin. If the boxes are swollen, out of square, or built to a layout that fights the room, you are budgeting for a full kitchen instead.
